*We have made MANY adjustments and improvements since our last reviews!! Please give us a chance and help us raise our ratings!!! We have an entire house on nearly one acre, right on 20A for easy access to local attractions. Our house is warm and cozy, with minimalist farmhouse vibes.😊

Our extra large private yard is the perfect oasis for backyard adventures! Relax at the picnic table in our fenced patio and enjoy the views of our spacious lawn. Our large yard is perfect for family campfires, picnics, yard games, and sports!
Inside, we have 3 bedrooms fully stocked and furnished for your instant comfort. Linens are BLEACHED and washed between every single guest so you can always ensure a relaxing night of sleep! We have air conditioners, a portable fan, and extra fuzzy blankets to make sure the temperature is always comfortable.
*Please be aware that the highway can be loud at times, but after personally living at this location a few years ago, we can attest that the road noise almost always quiets down completely at bedtime! We never found the noise too stimulating to sleep through; however, we aim to be as honest as possible with our listing and want you to be fully aware of every aspect.😇
Our house has 1.5 bathrooms. There is a large half-bath downstairs with one washing machine and TWO dryers!! All are fully functional and available for your convenience! We have a variety of laundry soaps you are welcome to use or you can bring your own.
The upstairs bathroom is a full bath with a bathtub and shower which we aim to keep spick and span at all times! You won’t find soap scum or hairs here!! 😅 The shower is stocked with shampoo, conditioner, and body wash. Both bathrooms are stocked with plenty of fluffy bath towels, hand towels, and washcloths. Of course, you will always find plenty of toilet paper and hand soap as well!
Come cook all of your meals in the comfort of our fully stocked and well equipped kitchen! You’ll find we keep a tidy workspace for preparing anything from frozen dinners to a gormet holiday buffet! Our fridge is clean and empty for you to fill with all of your favorite groceries. Our microwave is clean and large enough to cook for a small family. We have a clean, functional, electric range stovetop/oven plus a wide variety of pots, pans, and baking/cooking utensils for whatever your creative mind comes up with! We have plenty of quality dinnerware pieces for you to serve with, including: various sizes of plates, bowls, glasses and silverware. When you’re all finished, clean up with ease with the use of our handy and spacious dishwasher!
We can accommodate up to 8 guests with the use of a full size fold-out futon (in a separate downstairs room).
There is a work desk, chair, and desk lamp set up in one of the upstairs bedrooms for your convenience. We have Spectrum 5G internet and many guests report that it works great! We have personally never had any trouble with its speed or function.
*There are 2 entrances. Both the front porch and back door have a few steps up to the door.
Our goal is for you to find our house very clean, non odorous, and fully stocked with every necessity for your comfort at all times! If you do not find anything as described, please let us know and we will do our very best to amend the situation as soon as possible. We try to be very prompt to answer your messages and we live 10 minutes away, so we can come help with anything if needed.
We are 1 mile from the Perry/ Warsaw airport: 1 hr to both Buffalo and Rochester.
